Overview
When Goodman, a global property group, needed a comprehensive understanding of the hydraulic and plumbing systems across their entire Victorian portfolio, they turned to Ai Assets. The goal: deliver a condition assessment and digital asset register for 129 diverse properties, ranging from retail warehouses and offices to standalone retail stores.
The project was initiated because Goodman was preparing to go to market (tender) for a new service provider to maintain their hydraulic assets — but they didn’t have a comprehensive list of what assets existed across the portfolio.
With nearly 7,000 assets captured in just four weeks, this project highlights how the right combination of expertise, technology, and teamwork can turn complexity into clarity.
The Challenge
No two sites were the same. Varying property sizes, the absence of site plans, and limited access to underground systems created a unique set of challenges. Compounding this was the need to coordinate with multiple facility managers — each with different availability and communication styles.
The project initially faced delays due to the complexity of scheduling site visits and navigating underground asset limitations. But these weren’t surprises — they were anticipated and planned for.

We worked closely with Goodman’s Property Management team to streamline communication with individual site contacts, ensuring each assessment was confirmed and conducted efficiently. Internally, our team used their professional knowledge of hydraulic and plumbing systems to accurately identify assets — even without underground access — and shared insights in real time to ensure data quality remained high across all properties.
The Outcome
Goodman now has a centralised, digital view of all their hydraulics and plumbing systems across 129 Victorian properties. With personal log-ins to the Ai Assets portal, their team can easily access dynamic dashboards, export detailed reports, and visualise condition data — all in one place.
This portfolio-wide visibility enables smarter, data-driven decisions and more efficient budget allocation for maintenance. What was once fragmented information spread across dozens of sites is now a single, actionable source of truth.
